Novus Miami (“Novus Miami”, “we”, “us”, “our”) operates an independent real estate technology and information platform that helps buyers, real estate professionals, and developers discover, compare, advertise, analyze, and collaborate on new-development residential projects (the “Service”). Novus Miami is not a real estate brokerage. This Privacy Policy explains what personal information we collect, how we use it, when we share it, and the choices you have.
1. Information we collect
We collect information you provide directly, information collected automatically when you use the Service, and information we receive from third parties.
- Account information. When you register, sign in with email/password, or use Google sign-in, we collect your name, email address, phone number (if provided), profile photo, account type (for example, buyer/client, real estate agent, or developer), authentication identifiers, and optional self-reported city, state/province, and country when you choose to provide them.
- Activity on the Service. Projects you view, save to favorites, add to comparisons or collections, neighborhoods you browse, search filters you apply, and invitations or referral links you generate or accept.
- Communications and inquiries. Messages you send through contact forms, request-information forms, or communications with a real estate professional through the platform, including the contents of those messages.
- Professional and business information. If you use the Service as a real estate agent, broker, developer, or other business user, we may collect information about your professional role, company, brokerage, projects, subscriptions, advertising services, and use of professional tools.
- Technical information. IP address, browser type and version, device identifiers, language, time zone, referring URL, and pages visited. This information may be collected through cookies, server logs, and similar technologies.
- Information from third parties. Authentication data from Google when you choose Google sign-in, and information from developers, MLS feeds, public sources, or our internal import tools about projects displayed on the Service.
2. How we use information
- To create and maintain your account and authenticate you.
- To provide the Service, including project discovery, comparisons, favorites, collections, collaboration tools, analytics, professional tools, and communications you request.
- To connect you with or facilitate communications with a real estate professional when you request assistance or when you are already connected with a real estate professional through the Service.
- To provide and administer real estate agent or broker memberships and developer advertising, analytics, reporting, or other platform services.
- To personalize the Service and improve the relevance of search results and recommendations.
- To communicate with you about your account, requests, transactional updates, and — where permitted — new projects, market updates, or promotional content. You can opt out of marketing emails at any time.
- To monitor, secure, troubleshoot, and improve the Service, including fraud prevention and abuse detection.
- To create aggregated or de-identified market and platform insights, such as broad buyer-origin, project-demand, neighborhood-demand, and engagement trends.
- To comply with applicable law and enforce our Terms of Service.
3. Real estate professional communications
If you choose to connect with or request assistance from a real estate professional through Novus Miami, we may make the information necessary to respond to your request available to that professional and, where applicable, the brokerage through which that professional provides brokerage services.
If you are already connected with a real estate agent through the Service, project inquiries and related communications may be routed to or made available to that real estate agent consistent with the features of the Service.
If you submit a direct real estate inquiry while you are not connected with another real estate professional through Novus Miami, your information may be provided to Viacheslav Vlasov PA, a Florida licensed real estate sales associate, and to his current employing brokerage, Colfax Realty International Inc., as reasonably necessary to respond to your request or provide requested brokerage services. Any brokerage services provided in connection with such an inquiry are separate from the technology and information services provided by Novus Miami.
4. How we share information
- With real estate professionals and brokerages. As described above, when you request real estate assistance or are connected with a real estate professional through the Service, we may share the contact details, project information, and message content reasonably necessary for that professional and, where applicable, the professional’s brokerage to respond.
- With developers or project representatives. Where you explicitly choose to submit information to a developer or project representative, we may provide the contact details and request you direct to that party. A developer’s purchase of advertising or analytics services does not, by itself, authorize disclosure of your identifiable personal information to that developer.
- With service providers. Hosting, analytics, email delivery, authentication (including Google), payment processing if offered, and similar vendors that process information on our behalf subject to appropriate contractual, confidentiality, and security obligations.
- Aggregated or de-identified insights. We may use or share aggregated or de-identified market and platform insights with developers, brokerages, real estate professionals, or business partners. These insights are intended not to identify individual users.
- For legal and safety reasons. When required by law, legal process, or when reasonably necessary to protect the rights, property, security, or safety of Novus Miami, our users, or others.
- Business transfers. In connection with a merger, acquisition, financing, reorganization, or sale of all or a portion of our business or assets, subject to applicable law.
We do not sell your personal information for money. If our data practices change in a way that creates additional rights or consent requirements under applicable privacy law, we will update this Policy and provide any notices or choices required by law.
5. Cookies and tracking
We use cookies and similar technologies to keep you signed in, remember your favorites and compare list, measure performance, secure and improve the Service, and understand how the Service is used. You can control cookies through your browser settings; disabling them may affect functionality such as staying logged in. Where applicable law requires additional consent or choices for particular tracking technologies, we will provide them.
6. Data retention
We retain personal information for as long as reasonably necessary to provide the Service, maintain your account, fulfill the purposes described in this Policy, comply with legal obligations, resolve disputes, and enforce our agreements. Retention periods may vary depending on the type of information and the reason it is maintained. You may request deletion of your account as described below, subject to information we are permitted or required to retain.
7. Security
We use administrative, technical, and physical safeguards designed to protect personal information. No method of transmission or storage is 100% secure, so we cannot guarantee absolute security.
8. Your choices and rights
- Access, update, or correct available profile information from your account settings.
- Remove projects from favorites, comparisons, or collections at any time.
- Opt out of marketing emails using the unsubscribe mechanism in a marketing message.
- Request deletion of your account through your account settings.
Depending on where you live and whether applicable legal thresholds are met, you may have additional privacy rights, such as rights to access, correct, delete, obtain a copy of, or limit certain uses of personal information. We will honor verified requests as required by applicable law.
9. Children
The Service is intended for adults and is not directed to children under 16. We do not knowingly collect personal information from children under 16 through the Service.
10. International users
The Service is operated from the United States. If you access it from outside the United States, your information may be transferred to, stored, and processed in the United States and other locations where our service providers operate, subject to applicable law.
11. Changes to this policy
We may update this Privacy Policy from time to time. We will revise the “Last updated” date above and, where required by law, provide additional notice or obtain consent.
